Abu Dhabi Clarifies Family Sponsorship for Property Owner Visas

Expatriates looking to settle in the capital through property investment now have clearer guidelines regarding their families. The Abu Dhabi Department of Economic Development (ADDED) has issued an official update clarifying the specific family sponsorship privileges available to holders of the Real Estate Owner Visa.

This residency pathway provides a significant alternative for the emirate's large expatriate population, offering a way to secure long-term residency and family settlement through asset ownership rather than traditional employment sponsorship.

Under the current regulations, visa holders are permitted to sponsor several close family members. The clarified list of eligible relatives includes:

  • Spouse
  • Parents
  • Children up to the age of 25
  • Unmarried daughters (with no age restriction)
  • Children of determination (regardless of their age)

Strict Eligibility Criteria

To qualify for this residency, applicants must meet specific requirements regarding their property and financial status. It is important to note that vacant land does not qualify for this visa; the property must be fully constructed and habitable.

Furthermore, the following conditions must be met:

  • Proof of Ownership: The property must be fully owned by the applicant, supported by an official certificate from the relevant real estate registration authority.
  • Financial Requirements: Applicants must demonstrate a monthly income of at least AED 10,000 or provide sufficient proof of financial solvency.

Visa Validity and Application Process

The Real Estate Owner Visa is valid for a period of two years. It is also renewable, provided the holder continues to satisfy all necessary eligibility criteria throughout the duration of their stay.

The application process is managed through the Federal Authority for Identity, Citizenship, Customs & Port Security (ICP) portal, allowing residents to manage their residency status digitally.
